To lease a home at Valley Place, you’ll need to meet the following requirements:
1️⃣ Income Requirements
- Applicants must have a verifiable income of at least 3-4 times the monthly rent.
- Proof of income is required (e.g., pay stubs, tax returns, or bank statements).
2️⃣ Credit Score & Background Check
- A minimum credit score of 580 is required.
- A full credit and background check will be conducted for all applicants.
- Any past evictions or outstanding rental debt may result in application denial.
3️⃣ Application & Fees
- Each applicant 18 years or older must complete an application.
- A non-refundable application fee of $60 per applicant is required.
- A security deposit equal to the rent is due upon move-in.
- To reserve the home and take it off the market, we require a $250 reservation fee/holding fee, which will be credited toward your first month’s rent upon move-in. Please note, this fee is non-refundable if you choose not to move in.
4️⃣ Rental History
- Applicants must have positive rental history with no prior evictions.
- Landlord references may be required.
5️⃣ Pet Policy 🐾
- Pets are allowed with approval.
- A $300 non-refundable pet fee per pet.
- A monthly pet fee of $25 per pet applies.
- Breed restrictions may apply.
6️⃣ Move-In Requirements
- Approved applicants must sign a lease agreement before move-in.
- First month’s rent and security deposit must be paid in full before receiving keys.
7️⃣ Renter’s Insurance
- Proof of renter’s insurance is required before moving in.
